EXTRAORDINARY LIMITATION OF THE ANNUAL UPDATE OF THE CPI FOR HOUSING LEASES
Article 46 of Royal Decree Law 6/2022 of 22 March 2022
Among other economic measures, Article 46 of this Royal Decree-Law establishes a limitation on the maximum increase in the updating of rental income during the period from March 31 to June 30, 2022.
- In housing contracts subject to the 1994 LAU.
- And that the rent must be updated within the period from March 31 to June 30, 2022.

What the parties agree, but CANNOT EXCEED 2%
2. OTHER OWNERS (NOT LARGE OWNERS):
- Increase update:
What the parties agree: The parties will be able to agree on the update based on the published CPI, without a maximum limit of 2%.
If no agreement is reached: A maximum of 2% will be applied.
- Effects of the rule:
It has no retroactive effects.
It only applies to incomes that need to be updated during the period between March 31 and June 30, 2022.
